PRELIMINARY WATER REPORTS

Based on the proposed land use, we estimate the average daily, maximum day and maximum hour water demands.  We then research the location, size and capacity of existing distribution system infrastructure.  Using the information acquired, we locate and size the extension to the existing system is to serve the new development.

PRELIMINARY SEWER REPORTS

Based on the proposed land use, we estimate the average daily and peak flows.  We then research the location, size and capacity of the existing collection system.  Finally, we locate and size the extension or expansion based on the information.

PRELIMINARY DRAINAGE REPORTS

Based on the existing topography and land uses, we calculate offsite flows and onsite volumes, after which we preliminarily size and locate storm water facilities.

PRELIMINARY PLAT AND SITE PLANS

We prepare these documents according to all applicable agency standards.  This includes Preliminary Engineering for grading and drainage.

ASSISTANCE FOR PUBLIC HEARINGS

We provide attendance and participation at public hearings to present projects and provide support to agency questions.

MASTER PLAN REPORTS

These are often necessary for large scale developments that require extensive amounts of onsite and offsite infrastructure improvements to support and provide services for later phased projects.

FINAL DESIGN REPORTS

We provide final Water, Sewer and Drainage Reports that expand upon preliminary reports and contain modeling and calculations to size appropriate infrastructure.

PAVING PLANS

We provide paving plans are typically plan and profile construction documents with details and specifications for all improvements within Right-of-Way.  They also include top of curb elevations, slopes and inlet elevations.

GRADING PLANS

We provide plan view construction documents that define slopes, drainage swales and channels, pad and finished floor elevation. 

SEWER PLANS

We provide plan and profile drawings denoting pipe location, size, slope, manhole locations and rim elevations.  These include details and call outs.

WATER PLANS

We provide both plan view or plan and profile drawings denoting main locations, size, slope, locations of fittings and fire hydrants including details and call outs.

DISTRIBUTION SYSTEM MODELING

Gaea is also proficient in computer modeling of distribution systems.  Modeling will verify pipe design and calculate flow rates and pressures.

HYDROLOGIC AND HYDRAULIC MODELING

Gaea has over 17 years of experience in hydrologic and hydraulic computer modeling to determine the flow rate and volume of design storm events, and depth, hydraulic energy line and water surface profiles for channels and conduits.

ONSITE WASTEWATER TREATMENT DESIGN

Gaea can provide plans for onsite septic tanks, leach field or disposal pits.

COST ESTIMATES

We provide an accounting of all the materials and labor required to complete projects with relevant market prices to estimate construction costs.

EARTHWORK ANALYSIS

We perform cut and fill calculations to determine the quantities of soil to be moved from a project site.  These calculations are then evaluated against grading designs to approach balanced designs.
